Colorado Springs real estate market snapshot for the month of Dec 2009 for Existing Single Family and Patio Homes.

Colorado Springs single family/patio homes active listings: 3,494 (down 19.3% from the same month 1 year ago)

Colorado Springs single family/patio homes sold: 566 (up 22.8% from the same month 1 year ago)

Colorado Springs single family/patio homes median sales price: $182,500 (up 5.0% from the same month 1 year ago)

Colorado Springs single family/patio homes new listings 892 (up 12.6% from the same month 1 year ago)

What does this mean for the Colorado Springs real estate market? Current real estate market conditions continued to show strong strength with a continued decline in total inventory and an increase in total sales and median sales price. December experienced a 19.3% decline in total existing housing inventory compared to the same month 1 year ago. Home sales for the month of Dec increased by 22.8% compared to the same period 1 year ago. November experienced a 68.5% year-over-year increase in home sales and December sales has continued this upward trend in home sales. The increased sales and decrease in the number of Colorado Springs real estate listings has been a trend that is decreasing the local housing inventory which is a very good market shift to return to normal inventory levels. The local real estate market remains healthy overall and we are experiencing a lot of strength in home sales under about the $350,000 price point as buyers are taking advantage of the historically low interest rates and the first time homebuyer tax credit.

Our higher housing inventory and overall economic conditions continues to make this a home buyers market. If you are looking to buy, interest rates remain low and there are a lot of homes on the market. Homes that are in good condition and priced properly will sell in a reasonable amount of time. The overall Colorado Springs real estate market remains in good condition. We are receiving a large increase in military personnel that will be relocating to Fort Carson which should give our local economy, housing, and rental markets a nice boost. The cost of living in this area is very affordable and is an extremely desirable location to live. In fact Money Magazine ranked Colorado Springs in 2006 as the #1 best place to live for cities with a population greater than 300,000. Colorado Springs was also recently considered by Forbes Magazine as one of the top 10 cities where home prices are likely to rise.
