Colorado Springs single family/patio homes active listings: 5,453 (up 2.8% from the same month 1 year ago) Colorado Springs single family/patio homes sold: 691 (down 12.4% from the same month 1 year ago) Colorado Springs single family/patio homes average sales price: $227,967 (down 4.6% from the same month 1 year ago) Colorado Springs single family/patio homes new listings 1,720 (down 9.4% from the same month 1 year ago) What does this mean for the Colorado Springs real estate market? Currently the Colorado Springs real estate market is a buyers market. April continued to displayed a large decrease in new home sale listings compared to the same month one year ago. This decrease in new listings has been a trend that will help to decrease the local housing inventory which is very good in order to return to normal inventory levels. The local real estate market remains healthy. In 2007 Colorado Springs existing single family and patio homes had an average sales price $245,670. This shows about a 1% positive price appreciation when compared to the average sales price of $243,372 in 2006. A total of 9,995 homes were sold in 2007 with an average 87 days the homes were on the market and an average of 97.4% sales to list price. Our higher housing inventory continues to make this a home buyers market. If you are looking to buy, there are plenty of homes available for your home search.
